More signs that the Saskatoon housing market is returning to a new "normal" state. There are fewer properties for buyers to choose from compared to the same time a year ago, and as a result, average asking prices are up, and so are sales.
The average asking price of Saskatoon listings on Saskatchewan's leading website for private sales was $342,746 during the month of May, an increase of $18,000 from April of 2009, and more than $10,000 more than May of 2008.
Total listings during the month of May 2009 were down significantly from the frenzied month of May in 2008, and even with higher asking prices, sales were brisk, with 70 saskhouses.com customers reporting their properties "Sold", and many others with offers pending.
After a very slow latter half of 2008, there are more signs that the Saskatoon market is returning to normal, albeit with prices averaging about $80,000 more than they were just two years ago.
The average asking price of saskhouses.com listings in Martensville during the Month of May was $297,450. The average asking price in Warman was $397,470, and the average asking price of listings in Prince Albert was $270,038.
